People search for a rental agreement, tenancy agreement, rental contract, house rental agreement or lease template when they want the same practical thing: a clear written record of who is renting the home, what the rent is, what each side is responsible for and how the arrangement works. But the legal document is not identical across the UK.
England — periodic assured tenancies
Since 1 May 2026, new private assured tenancies in England are periodic rather than fixed-term. An assured tenancy cannot be given a fixed end date, and landlords must provide the written information required by the current regime.
Wales — occupation contracts
In Wales, the Renting Homes framework uses occupation contracts and written statements. Private renters will commonly have a standard occupation contract, with current Welsh model written statements available for periodic and fixed-term arrangements.
Scotland — private residential tenancy
Most new private tenancies in Scotland are private residential tenancies. They are open-ended, and landlords must provide the written tenancy terms and the relevant statutory notes.
Rent, deposit and day-to-day terms
A useful drafting record should clearly identify the property and parties and deal with rent, deposit, bills, occupation, repairs, access, permissions and additional agreed terms.
